Expert assessment and specialist (sapiteur) missions in airtightness

Court-appointed experts, insurance experts, lawyers, building owners: when a dispute concerns airtightness or air transfer within a building, we carry out the measurements and technical investigations, and provide a factual report you can use in your case file.

When do we step in?

  • Disputed test results: an air permeability measurement rejected at handover, a gap between the thermal study and the measured result, a counter-measurement requested by one of the parties.
  • Establishing responsibility after a failed test: locating the leaks and identifying the building elements and trade packages involved.
  • Defects found in use: draughts, discomfort, condensation, excessive heating consumption.
  • Air and odour transfer: demonstrating air migration between two dwellings, between a commercial unit and a dwelling, or from treated materials.

The sapiteur mission

At the request of the appointed expert, we act as a sapiteur (technical specialist) in our field: we carry out the measurements and technical investigations, then provide a report that the expert includes in their assessment. Our visits can take place in the presence of the parties, and our findings are limited to the facts measured and observed.

Our measuring equipment

  • Blower door in depressurisation and pressurisation, with several fans for large volumes;
  • Zone measurements or measurements between two volumes, to demonstrate air transfer;
  • Leak detection with smoke, anemometer and infrared thermography;
  • Illustrated report: protocol, measurement conditions, results, photos and location of defects.

Let’s discuss your case

We work across the Bas-Rhin and the Grand Est region. Describe the building, the nature of the dispute and the expert assessment timetable: we will quickly tell you which measurements are possible.
